Protecting the Specification

A loosely written specification allows principal contractors to value-engineer critical M&E components using the 'or equal and approved' loophole. If a low-temperature emitter is substituted for standard radiators, the heat pump will stall, the SAP score will fail, and the operational carbon will spike.

For robust protection, we strongly advise consultants to prescribe exact thermal output tolerances, maximum flow temperatures, and mandate BS EN 442-1 verified independent test data. Below are the Uniclass 2015 and CAWS codes, drop-in tender clauses for our four primary product lines, and the full BS EN 442 performance data set you will need for IES, Hevacomp or Hysopt input.

Hydronic (Wet) System

ThermaSkirt H₂O Tender Wording

Compatible with all wet heat sources including ASHP, GSHP, gas, biomass and district heating.

Description: Low level, continuous perimeter radiant heating panel doubling as a protective skirting board. To replace traditional panel radiators on a like-for-like room heat loss basis.

Material Extrusion: 6000 series aerospace-grade aluminium polymer alloy. Minimum 75% recycled content. Twin extruded flow and return waterways formed integrally within the front radiant face.

Profile: BM2 (114mm visible height, 22mm depth from wall) or BM3 (170mm visible height, 22mm depth from wall). Optional TS or OV decorative top capping increases visible height to 159mm or 215mm respectively.

Finish: Double epoxy powder coat. Standard colours Cricket White (RAL 9010) and Vintage Ivory (RAL 1013). Optional to-order Carbon Black (RAL 9011), Anthracite Grey (RAL 7016) or custom RAL.

Performance Verification: Manufacturer must provide independent test certification to BS EN 442-1 issued by BSRIA (UK), or equivalent UKAS accredited body, demonstrating a calculated heat output of not less than 125 W/m (BM2) or 188 W/m (BM3) at standard 75/65/20°C reference conditions. The Km and n-coefficient must be declared per profile for direct input into IES, Hevacomp, Hysopt or equivalent dynamic simulation software.

Low-Temperature (Heat Pump) Performance: Profile must deliver a minimum of 73 W/m (BM2) or 102 W/m (BM3) at a 50°C Mean Water Temperature, suitable for ASHP or GSHP pairing per SAP 10 conventions and PAS 2035 retrofit guidance.

System Hydraulics: Twin separate flow and return pipeways extruded integrally within the front radiant face. Connection options: oval 10mm (12mm EU/USA) or oval 15mm (16mm EU/USA). Joined via proprietary double O-ring push-fit or compression connectors factory tested to 5 bar continuous pressure. Pressure drop not to exceed 0.0016 bar at 0.055 kg/s/m. Operating pressure 1.5 to 3 bar typical, system tested to 10 bar. Maximum circuit length 20 to 25m per 15/16mm feed.

Water Treatment: System water must be treated to BS 7593, EN 14336 or VDI 2035. pH maintained between 6.8 and 8.3. Base-exchanged softened water is not permitted. Failure to provide suitably treated water will invalidate warranty.

Approvals & Warranty: CE marked to BS EN 442-1. Independently certified by BSRIA (UK), KTH (Germany TÜV) and TSE (Turkey). Minimum 10-year wet parts manufacturer warranty.

LST / Healthcare / Custodial

ThermaSkirt EasyClean Tender Wording

Hydronic, anti-ligature, NHS DN4 compliant. For acute, mental health, dementia, SEN and custodial schemes.

Description: Low Surface Temperature (LST) anti-ligature perimeter radiant heating panel for clinical, mental health, custodial and SEN environments. Hydronic, fed from a temperature-limited circuit.

Material: 6000 series aluminium polymer alloy. Double epoxy powder coat with anti-microbial surface additive. Minimum 75% recycled content.

Clinical Compliance: System must not exceed a maximum accessible surface temperature of 43°C in accordance with NHS Estates Health Guidance Note 'Safe Hot Water and Surface Temperatures' (DN4). Mean water temperature must be regulated either by integral TMV or by manifold-mounted blending valve set no higher than 53°C.

Anti-Ligature Design: Profile must feature a sealed top hygiene capping forming a minimum 5mm radius curve to prevent dust accumulation, ligature attachment and tampering. Top capping and bottom seal must be continuous, with no exposed expansion joints or screw heads above floor level.

Tamper Resistance: All fixings must be completely concealed behind the radiant face. Profile must withstand severe impact loads exceeding those tolerated by a standard pressed-steel panel radiator. Anti-ligature performance demonstrable against the Department of Health Anti-Ligature Test Procedure.

Hygiene & Cleaning: Wipe-clean surface compatible with standard hospital cleaning regimes including chlorine-based disinfectants per BS EN 14885. No internal cavities, fins or louvres that can trap pathogens or aerosols.

System Hydraulics: As ThermaSkirt H₂O. Twin 10mm or 15mm integral flow and return. Pressure drop 0.0016 bar at 0.055 kg/s/m. Operating pressure 1.5 to 3 bar.

Performance: Independent BS EN 442-1 certification via BSRIA report 51397-1. Km and n-coefficient declared per profile.

Approvals & Warranty: CE marked to BS EN 442-1. 10-year wet parts manufacturer warranty.

Direct Electric

ThermaSkirt-e Tender Wording

230V self-regulating radiant skirting. For flats, refurbs, conservation and zero-pipework retrofits.

Description: Direct electric low-level perimeter infrared heating system. Single-piece extruded skirting incorporating a self-regulating heating element.

Material: 6000 series aluminium polymer alloy. Double epoxy powder coat. Profile heights BMe2 (114mm) or BMe3 (170mm). Section depth from wall 22mm. Standard lengths 1.5m, 3.0m, 4.5m or cut to length.

Heating Element: Self-regulating heat trace element extruded into the front radiant face. Maximum cable temperature limited by the element itself (not by an external thermostat) even when fully obstructed by furniture, curtains or fittings, eliminating the risk of overheating. Three element options: FS30 at 50 to 65 W/m, FS45 at 85 to 95 W/m, FS60 at 115 to 130 W/m.

Electrical Characteristics: Must operate directly at 220 to 240V, eliminating the requirement for local step-down transformers, driver units or LV ELV junction boxes typical of comparable systems. Inrush current 1.2 A/m at 10°C. Maximum continuous run length 20m per 13A fused spur circuit.

Electrical Protection: Type C 30mA RCBO per heating circuit, fed from a dedicated final circuit at the consumer unit.

Compliance: Installation must conform to BS 7671 (18th Edition Wiring Regulations) and IEC 60364. Product CE marked under the Low Voltage Directive. Tested to BS EN 60335-2-30 (Household electrical appliances. Particular requirements for room heaters). EMC certificate C1064575. Must fulfil EcoDesign Lot 20 requirements via a paired programmable thermostat providing adaptive start, presence detection and open-window function.

Connections: 2 × 2.5mm² Twin & Earth or 1 × 2.5mm² 5-core flex per element.

Warranty: 5-year manufacturer element warranty.

Electric Radiant Coving

ThermaCurve Tender Wording

High-level alternative when skirting access is restricted. For retrofit, conservation and fitted-furniture interiors.

Description: Direct electric infrared radiant coving installed at the wall to ceiling interface. For retrofit applications where skirting access is restricted (e.g. fitted furniture, deep raised access flooring, existing tiled splashbacks, conservation interiors).

Material: 6000 series aluminium polymer alloy with R102 internal curve radius. Profile dimensions 115mm × 115mm. Double epoxy powder coat finish.

Heating Element: Self-regulating heat trace cable. FS30 at 80 to 95 W/m, FS45 at 120 to 130 W/m, FS60 at 140 to 185 W/m.

Electrical Characteristics: 220 to 240V direct supply. Inrush current 1.2 A/m. Maximum continuous run length 15m per 13A fused spur circuit.

Compliance: BS 7671 (18th Edition), IEC 60364. CE marked under Low Voltage Directive. Tested to BS EN 60335-2-30. EMC certificate C1064575. EcoDesign Lot 20 compliant via paired programmable thermostat.

Mounting: Aluminium ceiling bracket supplied at minimum two per linear metre.

Warranty: 5-year manufacturer element warranty.

Do you supply DWG blocks for CAD and BIM objects for Revit?
Yes. All BM2, BM3, BMe2, BMe3 and ThermaCurve profile variations, corner pieces, end caps and manifold details are available as standard AutoCAD DWG blocks. Revit (.rfa) and IFC objects are available on request via our M&E Design Service.
What are the Kₘ and n-coefficient values I need for IES, Hevacomp or Hysopt input?
BM2 H₂O: Kₘ = 1.128, n = 1.2245, EN442 output 125.7 W/m at 75/65/20°C. BM3 H₂O: Kₘ = 1.907, n = 1.1714, EN442 output 188.34 W/m at 75/65/20°C. These are derived from BSRIA Test 51397-1 and accepted by all major dynamic simulation platforms.
Can ThermaSkirt operate at heat pump flow temperatures (35 to 55°C)?
Yes. The BM3 profile delivers 102 W/m at a 50°C Mean Water Temperature, which exceeds typical SAP 10 design assumptions for an ASHP-fed emitter. Even at a 45°C MWT (typical underfloor heating territory) BM3 delivers 83 W/m, which is more than most rooms require when sized continuously around the perimeter. What pipework provisions need to be designed in at first fix?
ThermaSkirt H₂O uses standard 15mm (or 10mm microbore) flow and return. Feeds typically drop through the floor void or run from a manifold concealed within a cupboard or service zone. Maximum circuit length is 20 to 25m per 15/16mm feed. Our free M&E Design Service produces marked-up DWG floorplans showing flow and return runs, manifold positions and zoning.
What is the maximum surface temperature for LST clinical applications?
ThermaSkirt EasyClean does not exceed 43°C accessible surface temperature in accordance with NHS Estates HGN DN4 (Safe Hot Water and Surface Temperatures). The clause should specify regulation via integral TMV or a manifold-mounted blending valve set no higher than 53°C, which is the typical design point for acute, mental health, dementia, SEN and custodial schemes.
How should the system water be treated to maintain warranty?
System water must be treated to BS 7593, EN 14336 or VDI 2035, with pH maintained between 6.8 and 8.3. Base-exchanged softened water is not permitted (it strips the alloy of its protective oxide layer). The system must be pressure tested with air, or temporarily with water and then drained until commissioning. Failure to treat the water will invalidate the 10-year wet parts warranty.
What is the EcoDesign Lot 20 status of the electric range?
ThermaSkirt-e and ThermaCurve are fully Lot 20 compliant when paired with a programmable thermostat providing adaptive start, presence detection and open-window function. We supply approved thermostats as part of the standard order, or the design can integrate with most third-party Lot 20 smart thermostats (Heatmiser, Tado, Nest Learning, Drayton Wiser, etc.).
Can ThermaSkirt support offsite construction and POD bathrooms?
Yes. We routinely supply pre-cut, pre-drilled profiles direct to MMC factories for installation during the panel build. Push-fit O-ring connectors and the twin-pipe integral design mean factory hydraulic testing can be carried out in-line with the panel pressure test. Speak to the spec team for factory delivery scheduling.
What are the standard lead times on a typical project?
Standard profile lengths (1.5m, 3.0m, 4.5m) in Cricket White or Vintage Ivory ship from UK stock in 5 to 10 working days. Made-to-measure cuts, custom RAL colours and 6.0m lengths are 4 to 6 weeks from order confirmation. Large project schedules can be programmed against the construction sequence on request.
